Ai-assisted dcf and scenario analysis: separate reasoning from calculation
Use AI to question assumptions and interpret discounted cash flow results while keeping cash flows, discount rates, terminal values and scenarios in an auditable model.
Discounted cash flow (DCF) valuation uses projected cash flows, their timing and an appropriate discount rate to estimate value under defined assumptions. AI can help structure the analysis, challenge assumptions and explain outputs; it should not silently fabricate missing data or produce unauditable valuation numbers.
01 · Define what the spreadsheet must calculate
A real estate DCF may require a forecast horizon, rental income, vacancy, operating expenses, capital expenditures, discount rates and a terminal value method. The cash flow definition and the discount rate must be consistent.
An auditable spreadsheet should store inputs, assumptions and formulas. Common pitfalls include double-counting costs, confusing gross rent with net operating income and choosing a terminal value without explaining the assumptions.
02 · Where AI is useful
- Before modeling: suggest a table structure, identify missing assumptions and prepare data collection questions.
- During review: challenge growth, vacancy and expense assumptions and suggest independent checks.
- After calculation: explain sensitivity to discount or terminal capitalization rates and articulate model limitations.
03 · Use three scenarios instead of one answer
Prepare at least downside, base and upside cases with explicit rent, occupancy, operating cost and timing assumptions. Calculate the results in the spreadsheet, then use AI to summarize which inputs drive the variation.
All else equal, a higher discount rate generally reduces the present value of future positive cash flows; a higher terminal capitalization rate generally reduces terminal proceeds under the capitalization approach. These are model relationships, not market forecasts.
Build a sample DCF with three discount rates. Ask AI only to inspect the logic and explain differences, then verify all outputs using spreadsheet formulas.
Do not let AI invent missing inputs. Every data point, assumption, formula and valuation conclusion must be independently verifiable.
